On acceptance of our Services we will start to proceed with the case the moment we receive in our account the 50% of the estimated fee for thee service required and the final 50% on the day of completion.

Services

We offer you the following services:

Initial Meeting: We recommend that you arrange a meeting in order to discuss all the relevant issues [the conveyancing process, inheritance issues, tax liabilities, etc.] our Standard Spanish Conveyancing Services this amount This meeting will be
followed by a letter confirming the points discussed. The meeting can either be face to face, over the telephone or by any other communication system available.

Individual Services: Although you may prefer to hire the Standard Spanish Conveyancing Service, note that any of the services mentioned below might also be hired individually at a very competitive price.

Set up the utilities..

If your contract this service bear in mind that companies will require your bank details to make the monthly payments directly into your account.

Insurance: Your home/health/ car insurance might be arranged by us. We will study the best insurance conditions and prepare the documents requested by the Insurance Company.

Premium of the policy depends in case of a property insurance, on the value of the house, its contents and the risks you wish to be covered]. Payments in this case will be done as above [through your bank account].

Snag List: In the event of finding out any defects on the property after completion, we might sort them out acting as a mediator between you and the developer/builder.

This service is subject to survey.

Attending Community of Owners Meetings on your behalf: Either the AGN [Annual General Meeting] or any periodical one that might arise and the report of each one.

A minimum of two hours will be quoted plus travelling expenses if outside Ayamonte.

Notifications and Payments to LocalAuthorities, Banks or any others.

Note that we will need to be provided with your bank details in order to make payments such as the council tax on your behalf.

Tax Affairs: Whether you are resident or non resident you have tax obligations in Spain. S&JSoIicitors will assist you to deal with Spanish Tax matters.

Power of Attorney: We recommend that you appoint our Company to be your Attorney in order to sign the Title Deeds. The reason why we recommend you to do this is because it avoids any problem that may occur at the Notarys office [i.e. the
signing day needs to be rearranged in the last minute]. This will also save you having to be present to sign the Title Deed in Spain and having to pay a translator if you do not speak Spanish.

N.I.E/Residence Permit.: Anyone buying a house in Spain will need a foreigners identification Number [N.I.E.] or Tax Identification Number [N.I.F.]. We recommend that you obtain yours while you are in Spain. Should you not plan to come over, we
will be able to apply for yours as long as you grant us with a Power of Attorney.

Spanish Will: We believe that it saves a great deal of time, effort and money later on if you prepare an English Will dealing with your general assets in the UK and also make a separate Spanish Will dealing specifically with your property in Spain.

Mortgages: Assistance if you want to apply for a mortgage in Spain, studying not only the conditions which best suit your personal circumstances, but we will also prepare the documentation requested by the chosen bank and open the bank
account for you. If in the future you wish to pay off your mortgage early we can also arrange this for you. Bear in mind that the Bank might levy some charges for the early payments.

Completion:

Assistance on completion before the Notary
Liaise with the developer/vendor and the Notary officer to gather all information required
Payment of taxes
Arranging the registration of the Title Deed at the Land Registry
Forward the Deed on to you

Interpreter: Act as an interpreter and represent you in public offices or any other situation where you might need a Solicitor.

Travelling expenses shall be required if outside Ayamonte.

Translations: A translation service is also offered by our Firm in case you need to have technical/non technical documents translated from Spanish into English or viceversa.

Setting up a Company: If you are thinking of starting a business in Spain we can assist you on applying for your NIE, the procedure of the registration of the Company name, applying for the C. I. F. [Company Tax Identification Code], depositing the capital into a bank account [this will depend upon the type of Corporation you intend to set up. We can also advise you on this matter], signing
the constitution deed for the business before a Notary, paying the transfer tax at the Tax Office, registering the Company at the Corporate Registry and the formal declaration before the Spanish Tax Office in order to start the activity of the Company.

Fees vary depending on the type of company you would like to set up and the capital you are going to invest.

Companies accounts: Companies in Spain set up in Spain are liable to pay tax on economic activities every year and are also liable to fill a VAT tax form quaterly.
This means that accounts and tax books for the company are required regarding the activities carried out by your company.

Building Work Management: You will be able through this new service offered exclusively by our firm monitor the work carried out by architects, developer and workers on your plot of land without being on site

Check permits, certificates or any other legal matter involved in the building process Arranging self-development loan
Forward schedule of job-site meetings with architect and developer.
Visits to construction site forwarding photos periodically Payments to developer on receiving Architects certificates of terminaton of each phase [according to the building schedule]
Collect Certificate of termination of the building, licence of first occupation and bulletins

VAT at 16% rate will be charged on the estimate. We may sometimes have to charge
Spanish VAT at the appropriate rate and pass the cost of any surveyors fees, bank charges and the like levied in respect of your particular transaction on to you.

Any additional expenses will be specified in a fuller estimate in relation to your particular transactions once you have instructed us to act on your behalf and sent us all the information required.

If the purchase does not proceed to completion our charges paid until that moment will be lost on account for the work actually taken and the time spent on the case.
You should be aware that a large part of the work is done early on.
